Fall is just around the corner and with that brings cooler temps, colors changing, and fun activities for the community. I absolutely love this time of year and look forward to it. In this month’s market trends report for the city of Murrieta, I will be pulling the current real estate numbers and comparing them to previous months.  As always, my stats are based on singe family, detached residences, with 3+ bedrooms, and 2+ baths. 

Number of Active Listings: 275

Average Murrieta Home Listed Price in September: $522,609

Number of Murrieta Homes Sold Between 8/15/17-9/15/17: 139

Average Murrieta Home Sold Price: $441,025

Average Day on the Market: 28

Unlike Temecula, Murrieta has more active listings currently than it did back in June. We have a total of 275 currently vs. 237 in June. That’s a 16% increase in listings this month. The average price that homes are being listed for has gone up slightly from $519,591 to $522,609. We are still seeing this as a seller’s market due to the low amount of inventory in the Murrieta area. 

Looking at the sold number for the city of Murrieta, I can see there was a decline in homes sold. In June we had 214 and between 8/15/17-9/15/17 there were only 139! That’s a difference of 35% in home sales.  The average price that homes are selling for has gone up from $425,535 to currently $441,025. The days that homes are on the market is averaging 28 days, which is about the same as June.
