With cooler temperatures these past few days it actually feels like fall is just around the corner. Fall is my favorite time of the year with all the fun activities that it brings. In this month’s market trend report for Temecula, I will be pulling our current market numbers and comparing them to previous months. As always my stats are based on single family, detached residences, with 3+ bedrooms, and 2+ baths. 

Number of Active Listings: 236

Average Temecula List Price in September: $577,918

Number of Homes Sold Between 8/15/17-9/15/17: 149

Average Temecula Sold Price: $487,960

Average Days on the Market: 34

Currently we have a total of 236 homes on the market with an average list price of $577,918. Looking back at the start of summer in June, there were 261 homes for sale which isn’t that much more. The average list price was $584,839.We have seen such a shortage of homes being listed this year. It continues to remain a seller’s market out there keeping it hard to place qualified buyers. 

Moving onto what is selling in the Temecula real estate market. There have been 149 closes from 8/15/17-9/15/17. The average listed price of these homes is $487,960. The number of closes has dropped quite a bit over the summer. Back in June we had 225 and now 149! That’s a difference of 33%. The sold price is remaining about the same. The average number of days that homes are on the market is 34 days currently.
